I'm sure you've heard of the infomercials telling you that you can purchase homes with no money down. They show you testimonial after testimonial that depict how easy it is to purchase these home with no money down and no credit check. How can this be? Do you just get some decrepit home that no one wants? Of course, you'll be able to find plenty of those in the inner city where drug dealers make the front steps their office.

So what happens? Well, there are many different ways to do this. First let me point this out. You may be able to purchase a property with no money out of your own pocket. Nonetheless, someone is going to have to pay. I purchased one home in about 30 days a few years back and I cleared nearly $41,000! The best part about it was that I used none of my own money. Here's what happened.

After seeing one of my “We Buy Houses” signs, a woman called me and told me that she and her husband had a home that they wanted to sell. After traveling to their home to see it, I placed an offer on it for what it was appraised for just a few months prior. I received permission from the couple to put the property on the market and sell it “For Sale By Owner”.

In the second week, I held an open house and had a number of people show up. One gentleman and his agent came to see the home and they absolutely loved it! They placed an offer on it that night. I was so ecstatic when the fax came through.

Next, I called and interviewed nearby title companies to see if they did what is known in the industry as a “double closing”. After calling about a dozen title companies, I felt comfortable and settled on one that was located near the property I was intending on flipping.

On the day of the closing, we first did a “dry” closing with the original sellers. A “dry” closing is one where no money is exchanged. After all, we couldn't exchange any money because I didn't have any money anyway! The title company did all of the required paperwork for the original sellers to sell us the home even though I would not be the end-buyer. This made the entire process very professional. There were really no worries during the whole ordeal.

One half hour later, the end-buyer came in (without his agent) and brought his check. Actually, it wasn't a check. His bank had wired the funds for what he purchased the home for. With that wire transcation, his bank paid off the original seller (plus a little more) and gave me the difference (minus the fees). Then the title company mailed the check to the original sellers and we were all happy. The original sellers got their home sold for no fees. The end-buy got a deal on a home, and I received a fat check for nearly $41,000. Real Estate Investing is an awesome business.
